Contract Preparation
We prepare the TREC 1-4 residential contract with all terms you've agreed to — price, closing date, option period, earnest money, financing terms, and any special provisions.
Professional contract preparation and paperwork coordination for For Sale By Owner transactions. You found your buyer. We handle the documents.
You're selling your home yourself. You found a buyer. You agreed on a price. Now you need a legally binding contract that protects both parties and meets Texas requirements.
Texas real estate contracts aren't simple. TREC promulgated forms, required disclosures, addenda for financing, title contingencies, option periods, earnest money — get any of it wrong and you're exposed to legal risk or a deal that falls apart at closing.
You don't need an agent to sell your home. But you do need the paperwork done right.
This is document preparation, not representation.
We prepare the contracts, disclosures, and paperwork required for your Texas real estate transaction. We coordinate with your title company to ensure everything is in order for closing.
We do NOT represent you as a buyer or seller. We do NOT provide legal advice. We do NOT negotiate on your behalf. We are not your agent, and we do not have a fiduciary duty to either party.
Both buyer and seller should review all documents carefully. If you have legal questions, consult a real estate attorney.
Most FSBO sellers can find a buyer. Marketing is easy — Zillow, Facebook Marketplace, a yard sign. Negotiating price isn't that hard either.
The paperwork is where it gets complicated. Which TREC form do you use? What addenda are required for a financed purchase? What disclosures does Texas law require you to provide? What happens if the appraisal comes in low? What are your obligations during the option period?
One wrong form, one missing disclosure, one missed deadline — and your deal falls apart. Or worse, you close and find yourself in a legal dispute six months later because something wasn't disclosed properly.
Title companies will close your transaction, but they won't prepare your contract. That's on you. Unless you have someone who knows Texas real estate paperwork handling it for you.
We prepare all the documents required for your Texas residential real estate transaction. TREC contract, required addenda, seller's disclosures, lead paint disclosure, and everything else the title company needs to close.
We send documents to both parties for signature. We track deadlines — option period, earnest money, financing contingency, closing. We coordinate with your title company to make sure nothing is missing.
