Deals fall through. It happens. Here's how we handle it.

We get it — not every deal makes it to closing. Buyers back out. Financing falls through. Inspections uncover deal-breakers. It's part of the business.

Our cancellation policy is simple and fair. We want to keep working with you, not nickel-and-dime you when things go sideways.

Free Cancellation During Option Period

If the deal terminates during the option period, there's no fee. Zero. We haven't done much work yet, and your buyer exercised their contractual right to walk away.

Option period cancellation = $0

Just let us know the deal is dead, and we'll close the file. No invoice. No hard feelings.

$50 After Option Period

If the deal falls through after the option period, there's a $50 cancellation fee. At that point, we've put real work into your transaction — coordinating with lender, title, tracking deadlines, chasing documents.

$50 covers our time without punishing you for something you can't control.

Your $50 Credits to Your Next Transaction

Here's the thing — we want to keep working with you. A cancelled deal isn't the end of the relationship.

Your $50 cancellation fee becomes a $50 credit on your next transaction with us.

So if you paid $50 on a deal that fell through, your next Buyer Coordination is $200 instead of $250. Your next Listing Coordination is $75 instead of $125.

We're not trying to make money on cancelled deals. We're trying to keep you as a client.

How to Cancel a Transaction

Just let us know. Email, text, call — whatever's easiest. Tell us the deal is cancelled and we'll close the file.

If it's during option period, you're done. No invoice.

If it's after option period, we'll send a $50 invoice. Pay it whenever. And remember — it's a credit on your next deal.
