GETTING STARTED

How do I get started

Fill out our intake form, send over the executed contract, and Zelle $50 to start. We take it from there.

Agent name, contact info, brokerage, property address, client info, and the executed contract. That’s it.

Same day if we receive everything by 2pm. Next business day otherwise.

No. Pay per transaction. No commitments. No monthly minimums.

PAYMENT

How much does it cost?

Depends on the service. Buyer/Seller Coordination is $250. Listings start at $99. Full pricing on our services page.

$50 upfront to start. Remainder at closing.

Zelle. We’ll send a request or you can send directly once you submit the intake form.

At closing via CDA (Commission Disbursement Authorization) or invoice.

Not currently. Zelle for upfront. CDA or Zelle for the rest.

That’s fine. Just let us know and we’ll send the full amount.

CANCELLATIONS

What if the deal falls through?

If it cancels during the option period — no charge. You keep your $50 as a credit toward your next transaction.

If it cancels after the option period — you’re only out the $50 you already paid. No additional fee.

The $50 upfront is non-refundable, but it credits toward your next transaction. You don’t lose it.

Same thing. $50 covers the work we did. It credits forward. No extra charge.

Buyer Coordination is for the buying side — tracking financing, inspections, appraisal, lender communication, closing.

Seller Coordination is for the listing side after contract — disclosures, repair negotiations, title coordination, closing.

Getting your listing live in MLS — photos, description, disclosures, compliance, showing instructions. Everything before you get an offer.

Listing Coordination is for sale listings. Lease Listing Coordination is for rentals. Same idea, different forms and pricing.

Builder contract to keys. We track the build timeline, schedule phase inspections (pre-drywall, frame, final), coordinate with the builder, and manage closing.

We prepare the TREC contract and addenda based on terms you provide. You review, get signatures, and submit. $75, done in 24 hours.

Yes. If the offer is accepted and you want full coordination, the $75 applies toward the $250 total. You just pay $175 more.

Full document preparation and coordination for For Sale By Owner transactions. Contract, disclosures, coordination to close. $650.

Yes. Commercial Listing and Commercial Closing; case by case, depends on property. Contact Us.

We review your file, collect missing documents, and upload everything to your broker’s compliance system. $50 per file.

HOW WE WORK

Do you work in my systems?

Yes. Skyslope, Dotloop, DocuSign, ZipForms, Transaction Desk, Google Drive — whatever you use, we use.

Email and text primarily. Phone when needed. We’ll match your preference.

Only if you want us to. We can send intro emails, updates, and closing instructions on your behalf — or stay behind the scenes. Your call.

Weekly status updates minimum. Immediate alerts if something needs your attention.

A dedicated transaction coordinator. Same person from start to finish.

Monday–Friday, 9am–5pm Central. We respond to urgent texts/emails outside hours when needed.

Not typically, but we monitor for urgent issues. If something critical comes up, we’re on it.

DEADLINES & COMPLIANCE

Do you track option period deadlines?

Yes. This is critical in Texas. Option period expires at 5pm on the final day — we’re on top of it.

Yes. We monitor the financing deadline and coordinate with lenders to make sure we’re clear before it expires.

Yes. We confirm delivery to the title company and get the receipt.

Yes. We prepare amendments based on your instructions and circulate for signatures.

Yes. We upload all documents to your broker’s compliance platform and make sure the file is audit-ready.

MEMBERSHIP

Do you offer a membership?

Yes. $100/year.

Unlimited Offer Preparation and member pricing on all services.

No. You can pay per transaction with no membership.

Just ask. Pay $100 and you’re in for a year.

It’s annual, paid upfront. No refunds, but you keep benefits through the year.

SYSTEMS & SECURITY

Is my client's information secure?

Yes. We use secure systems, don’t share information, and follow standard real estate data practices.

No. We prepare everything and send it to you for upload, or we work within your brokerage’s system if you grant access.

Yes, during the transaction. After closing, we deliver the complete file to you and/or your broker.

Do you work with new agents?

Yes. We’re happy to help new agents learn the process. We handle the coordination — you focus on learning the business.
