DIY Paperwork Is Where FSBO Deals Fall Apart

Most FSBO sellers can find a buyer. Marketing is easy — Zillow, Facebook Marketplace, a yard sign. Negotiating price isn't that hard either.

The paperwork is where it gets complicated. Which TREC form do you use? What addenda are required for a financed purchase? What disclosures does Texas law require you to provide? What happens if the appraisal comes in low? What are your obligations during the option period?

One wrong form, one missing disclosure, one missed deadline — and your deal falls apart. Or worse, you close and find yourself in a legal dispute six months later because something wasn't disclosed properly.

Title companies will close your transaction, but they won't prepare your contract. That's on you. Unless you have someone who knows Texas real estate paperwork handling it for you.

Addenda & Amendments

Deadline Tracking
